The Mueller Business District is a three-phase plan to bring a fully integrated campus replete with amenities and resources to the heart of the growing Mueller neighborhood in East Austin. All four of the proposed buildings will provide corporate users state-of-the-art resources surrounded by an abundance of campus and commercial amenities. Included in Phase One, the Alpha Building is a 238,000-square-foot Class A Office space. The 6-story office building will offer 26,000 square feet of ground floor retail and a vibrant courtyard with meeting areas and an outdoor amphitheater. It will include a 1,000-car parking garage to support the office development and district retail demand. Alpha is equipped with the tech infrastructure to support high bandwidth clients and floors 2-6 offer private balcony space. The buildings will be connected by a series of courtyards, walkways and sidewalks. The projects are targeting LEED CS Silver+ and Austin Energy Green Building (AEGB) 3 Star.
In Phase Two is the Bravo Building, a six-story 240,000 SF office building and a parking garage with 890 spaces. The project continues the urban design traditions at Mueller by creating clearly defined street edges and frontages, variegated façade and volumetric expressions, and pleasing pedestrian experiences through generous ground level glazing, hardscape, and landscape designs. The project also features a welcoming paseo connection from Simond Avenue between the office and garage to the well proportioned and daylit internal courtyard.
The building’s character stems from a handsome brick façade with generous punched openings framed in a thin white aluminum frame, providing a crisp and delicate contrast to the volumetric brick expressions. The garage façade is punctuated by a gradient pattern of perforated metal panels with colored accents at column wraps. A stainless steel cable system used to guide vine plant growth at the base of the façade blends the court’s landscape design with the vertical surface of the garage, softening the transition from active landscape to parking garage.
