Ready to tackle the challenge, Page took a three-layered approach at 70 Rainey, where each essential component—a podium, an amenity deck, and a residential block—not only plays a supporting role in harmonizing with the street’s existing character but also delivers an exceptional experience for the residents and community.

The ground level channels the spirit of Rainey Street, echoing its iconic bungalow porches and lively outdoor dining spots. Set several frontages back from the street, the design carves out inviting spaces—like a laid-back restaurant patio—that seamlessly blend into the district’s vibrant energy. A porte-cochere adds a sense of arrival, enhancing the pedestrian experience and amplifying the dynamic nightlife scene.

Above, the nine-story podium thoughtfully steps down to meet the street, creating a welcoming, human-scale connection. Deep overhangs provide shade, while window-box planters soften the edges, weaving greenery into the urban fabric. Crafted from wood, concrete, and oxidized steel, the material palette feels natural, warm, and approachable—encouraging interaction and fostering a sense of place at every level.
