New Headquarters & Manufacturing Facility
In the early 1960s, two motorcycle racers, Ken Johnson and Norm McDonald (K&N), developed a ground-breaking new idea for an air filter—one that could perform under the demands of dusty, dirty off-road environments. Six decades later, K&N is an industry leader in automotive filtration and technology, manufacturing products to increase performance, protection, and longevity in thousands of vehicle applications. K&N turned to Page when they were ready to relocate their corporate headquarters, pioneer an automated warehouse, and streamline manufacturing operations from multiple sites into one dynamic facility.

"This facility is World Class in Technology and in Team,” said Humberto Mare, Vice President of Manufacturing for K&N Engineering. “It will enable us to increase production capacity and meet the growing demand for our products. Additionally, we are proud to create over 300 jobs in the area and support the local economy."
K&N’s new 30,000-SF office in Grand Prairie, Texas, is built for performance—just like their industry. Inspired by the pleats and conical shape of their filters and the fast-paced world of racing, the showroom, boardroom, and main lobby feature pleated fixtures, wooden beams, and exposed ceilings accented with rock concrete and burnished metal. Everything from the training and break rooms to the warehouse equipment embraces a branded color palette. Houdini glass adds a unique touch, providing layering and depth to the space while protecting R&D areas.
Alongside this striking workplace, Page’s engineers designed a 525,000-SF manufacturing and distribution hub, engineered for efficiency and future growth. The buildings are equipped with the latest technology in manufacturing and distribution equipment, dust-collection systems, and compressed air and nitrogen distribution setups. The team also orchestrated the relocation of a prep and paint production line and designed a floor-supported utility distribution system, ensuring seamless scalability for years to come.
